Great Lakes Capital has broken ground on a new spec building at the Ameriplex 80/90 Business Park on South Bend’s northwest side. Planned for the site is South Bend Distribution Center II, a 210,000+ square-foot modern cross-docked warehouse/distribution center. The building is expandable to 378,000 square feet. It features above average ceiling heights (32’ clear) and flexible layout and an attractive architectural entry with ability to accommodate an interior two-story office, and is scheduled to be available in the second quarter of 2018. The building features 20 dock doors, and could be expanded to 40.
Chamber President & CEO Jeff Rea commented, “This is an important development for our region. Nearly 80% of all prospects considering our area last year were looking for an existing building, and we simply couldn’t meet their need. This building fills an important gap in our building inventory, and given the interest we’ve seen in this area over the past few years, we believe it will fill very quickly.”
The new building is part of a 450-acre park that currently is home to Hubbell-Raco, Global Parts Network, FedEx, AM General, Chase Plastics and others. The building can be enhanced with build-to-suit options and flexible demising, and is situated in a prime location for distribution with easy access to the Indiana Toll Road (I-80/90), just five miles from the South Bend International Airport.
